What a full Pergola Build includes

Designed for your yard

We design to your space and the look of your home, not from a catalog of standard sizes.

Built for snow load

Full-dimension lumber and proper spans. A pergola that handles a heavy February instead of sagging.

Concrete and site prep

We do our own excavation, grading and flatwork, so the pad and the structure come from one crew.

Engineered footings

Poured footings below frost line, so the structure doesn't shift or heave through a Utah winter.

Permits handled

Most structures need one depending on size and attachment. We apply and meet the inspectors.

Finish details

Stain, lighting, fans and privacy screening — specified at the estimate, not improvised at the end.

  3. 3

    Permits and schedule

We pull permits and give you a build calendar with the inspection dates on it.

  4. 4

    Build and final walkthrough

One crew from framing to trim. We walk the finished space with you and handle the punch list before we invoice.

What does finishing a basement cost?

It depends on square footage and what goes in it. A straightforward open layout costs far less per foot than one with a bathroom, a wet bar, and an egress window. We give you a line-item estimate after the walkthrough so you can see where the money goes and cut scope if you need to.

How long does it take?

Most basements run several weeks from permit to final walkthrough, driven mostly by inspection scheduling and material lead times. You get a build calendar up front rather than a vague window.

Do I need a permit?

In Utah, finishing a basement into living space requires a permit and inspections. We handle the application and meet the inspectors. Unpermitted finished square footage causes problems when you sell.

Can you work from plans I already have?

Yes. Bring a drawing, a Pinterest board, or a rough sketch on paper. We'll tell you what's buildable and what the structure and mechanicals will and won't allow.

Do you do the work yourselves?

Framing, concrete, and finish work are ours. Licensed trades handle electrical, plumbing, and HVAC, scheduled and managed by us so you have one point of contact.

Are you licensed and insured?

Yes — Utah contractor license 14212703-5501, fully insured. Ask any contractor for their number before you sign anything.
